Frequently asked questions
Your signed rental agreement and the current community rules control if they differ from this summary.
What is included in the lot rent?
Lot rent pays for the upkeep of the community: the pool and kiddie pool, the basketball court and play sand area, the ramada and picnic area, street lights and road maintenance, the night patrol, and on-site management and maintenance. Homeowners are responsible for maintaining their own home and yard and keeping their homesite clean and orderly.
Homesite rent is $955 a month. There are no HOA dues.
What utilities are included?
Utilities are not included in lot rent.
- Water, sewer and trash are billed through the community each month along with your rent.
- Electricity is set up by the homeowner directly with the electric utility.
- Propane, cable TV and internet are arranged directly with those providers.
Are pets allowed?
Yes, subject to the 2026 community rules:
- A maximum of one pet is permitted per home.
- Every pet, service animal and assistance animal must be registered with management.
- Pet dogs may not exceed 20 pounds or 15 inches in height when fully grown unless grandfathered under the rules. Dogs must have current licenses and vaccinations.
- Animals must be controlled, kept on a hand leash no longer than six feet when outside, never left unattended outdoors, and their waste must be cleaned up promptly. Cats must remain indoors.
- Breeding, outdoor kennels and animals that are dangerous or create a nuisance are prohibited.
- Pet rent is $10 a month. Rental homes also take a separate $350 pet deposit.
- Assistance animals are not pets and are handled through the reasonable-accommodation process.
Do you offer four-year or ten-year leases?
We offer one-year and four-year homesite leases. The standard one-year term runs January 1 through December 31 and renews each year. We do not offer a ten-year lease.
Can I use my home as an Airbnb?
No. Short-term rentals are prohibited. Long-term subleasing requires management's written approval, and the subtenant must complete the same application and background-check process as other residents. The homeowner remains fully responsible for making sure homesite rent and utilities are paid on time every month and for compliance with the lease and community rules.
What are the late fees?
It depends on whether you own your home or rent one from the community.
Homeowners (homesite lease). Homesite rent is due on the first. No late fee is charged if all rent and additional rent is received by the 6th. If it is not, the rental agreement charges $30 on the 7th and another $5 for each calendar day thereafter until the balance is paid in full.
| Payment date | Late fee |
|---|---|
| 1st–6th | $0 if payment is received by the 6th |
| 7th | $30 |
| 8th | $35 |
| 9th | $40 |
| 10th | $45 |
| 15th | $70 |
Rental homes. Rent and any other charges are due by 5:00 PM on the first of the month. If rent is not paid in full by the start of the 2nd, the lease charges an initial late fee of 5% of the monthly rent, plus $20 for every day payment is delayed after the 2nd. Delinquent rent, including the late charges, must be paid in full by money order or certified funds; the office does not have to accept partial payments. A returned check costs $25 plus any bank charges, and the office may require money orders or certified funds going forward.
| Payment date | Late fee |
|---|---|
| By 5:00 PM on the 1st | $0 |
| On the 2nd | 5% of the monthly rent |
| Each day after the 2nd | + $20 per day |
Is there a rent-to-own option?
Not as a program. Homebuyers purchase the home and separately lease the homesite. That said, if you rent one of our rental homes and stay in good standing, you can buy that home from the park when you are ready. See the home buying guide.
Do I need a real estate agent to buy here?
No. The office and Investment Builders Financial LLC, the licensed dealer, walk you through the purchase, and we are happy to work with your agent if you have one. Buyers apply with the park (it is free), and financing is a chattel loan or cash. The home buying guide explains each step.
Still have a question? Call the office; we are happy to walk through the rules, the application and the home-buying process. (623) 934-4521
